The Gap

EPBD Recast (EU/2024/1275)

Ireland must set Minimum Energy Performance Standards by May 2026. The worst 16% of non-residential buildings face mandatory renovation by 2030. Thresholds not yet published — but the directive is transposed law.

CRREM Carbon Pathways

Buildings that cross the 1.5°C pathway face a "Misalignment Year" — the point the asset's carbon intensity exceeds the benchmark. Institutional investors and lenders are already screening against CRREM.
